Building Access

BMU, Davit or Rope Access? Choosing Facade Access for Your Building

The right facade access depends on building height, geometry and how often the facade needs work.

August 2026 · 828 Engineering Team

Every building needs a way to clean, inspect and repair its facade. The three main options each suit different buildings.

Building maintenance units

A BMU is a permanent roof-mounted machine that carries a platform around the facade. It suits tall buildings and complex facades, needs no rope access certification to operate, and can include an auxiliary hoist for glass replacement.

Davit systems

Portable davit arms move between permanent sockets around the roof. They are a cost-effective choice for mid-rise buildings with relatively simple facades.

Rope access

Rope access needs only certified anchors and trained technicians. It is flexible and low in capital cost, but relies on specialist contractors for every visit.

How to decide

  • Building height and facade complexity
  • How often the facade needs cleaning or repair
  • Glass replacement requirements
  • Roof space and structural capacity
  • Lifetime cost, not just installation cost

As the preferred FBA Gomyl partner in the Philippines and a Groxx Gears davit distributor, 828 can compare the options for your building.
